Why Trulia and Zillow Outrank You

The silent killer to your real estate website rankings could be a wolf in sheep’s clothing. What I mean by this is that you may be making a deal with the devil when it comes to putting real estate aggregator widgets on your website. Lets start with a few basics to how high search engine rankings are achieved for keywords.

  1. Age of your website
  2. Good Content
  3. Back Links

The bulk of search rankings are determined by back links. A back link is when someone puts a link on their website that directs visitors back to your website. Doesn’t seem like a big deal but in the eyes of Google the more of these that you have pointing at your website the higher you will get in the search engine results and the more authority you will have with Google. The more quality links that you have the more value will be given to your site by Google in most cases. When you put a widget on your site from an aggregator like Zillow or Trulia, they are putting a link back to their website and you may not even know about it. I highlighted the links back to Zillow in orange. If you weren’t a computer or SEO person would you know this? These links are how thousands of agents are unknowingly helping Zillow, Trulia and other aggregator sites outrank your site. Don’t think it is a big deal. The big guys are creating thousands of links. The small guy cannot compete with this. You will lose the war in getting rankings in your niche to these guys. It is, the lost traffic you are not getting to your own site may be costing you thousands each year. You would rather have a consumer land on your site than on Zillow. If you are buying leadsĀ  from Zillow you may be buying leads that should have been on your site in the first place.
